Sealcoating

Sealcoating is an important part of the asphalt maintenance process. Over time, asphalt is susceptible to oxidation from the sun and damage from water penetrating beneath it’s surface. Sealcoating not only makes your pavement look new, it protects it from oxidation as well as petroleum spills.

Sealcoating extends the life of your asphalt and protects your investment.
We recommend sealcoating any newly paved project within the first two - three years, and then every two to four years thereafter.

When sealcoating we begin by prepping the entire area by removing all dirt, debris, and vegetation. We then prime any oil spots and stains present on the driveway. A “Tarconite” Coal-Tar based sealer mixed with 5 pounds of sand per gallon (for traction) is then applied using a squeegee or spray method. When complete the service area is cordoned off with caution tape.

Crack Sealing

Crack sealing is also an important part of your asphalt maintenance. By sealing cracks you are preventing water from seeping into the asphalt sub-base. Any and all cracks should be sealed as soon as they are visible as water entering the sub-base can undermine the structure of the driveway.

When crack sealing we first clean all cracks of dirt, debris, and vegetation. A Crafco “Superflex” rubber is then heated to 400 degrees and squeegeed into the cracks. Larger cracks (2″-3″) are treated as an asphalt repair and filled first with hot asphalt mix and then sealed with the hot rubber.

If a project calls only for crack sealing, and the area will not be sealcoated ,we apply “Black Beauty” over the filled cracks to prevent tires from sticking to the rubber.

Repairs

A repair can range from a large crack that is 3″ wide to replacing an entire section of a parking lot.

Different Types of Common Asphalt Repairs

Heat & Shoe

This method is used for very small imperfections in the asphalt. Hot asphalt mix is added to the damaged area and blended.

Patch Work

This method is the most common form of repair. The area of damaged asphalt will be sawcut and the damaged asphalt as well as sub-base will be removed. The sub-base is then replaced with 3/4″ reprocessed gravel and compacted. The area is then paved, compacted and sealed.

Infrared

This method is most commonly used for parking lot repairs. The asphalt is heated and new mix is added to the existing asphalt.
